Overview

As a world leader in engineering, design, and strategic decarbonisation, WSP is committed to creating future-ready places, so it was critical for WSP to design the most sustainable solutions into the upgrade of its London office space.

As the sole tenant in 70 Chancery Lane in central London, WSP retrofitted five floors, completing in 2024, with the clear vision to create a low-carbon, flexible and comfortable space for colleagues and clients.

This transformative retrofit serves as a blueprint for further projects and underlines WSP UK’s commitment to leading sustainable innovation in the built environment.

Achieving a 65% reduction in operational energy

Data is paramount to the WSP team, ensuring the smooth management of the building’s running costs in a real-life occupied environment. The integration of the AR60’s in-built temperature, fan, and valve control with the Building Management Software allows for real-time data-driven learning. These learning positively impact the ability to control low energy output and comfort control throughout the year.

WSP has prioritised the NABERS approach for this development. The ambition is to achieve a strong rating by utilising carbon-efficient solutions such as the AR60 to demonstrate operational energy reduction. It has achieved more than a 65% reduction in operational energy use intensity through creative HVAC design, including Artus solutions and advanced technology integration.

In addition, the retrofit has achieved an EPC A rating – a crucial regulatory requirement, but also a company commitment to environmental responsibility. This has been achieved through a concerted focus on reducing reliance on fossil fuels and a greater emphasis on renewables. All gas boilers have been removed from the building and replaced with heat pumps, which are feeding the Artus units. The building is now entirely electric-powered and WSP has also adopted a renewable utility tariff.

Comfortable Environment

Creating a comfortable environment for staff was key.

The accurate temperature, low velocity, and wide air throw mean that the ambient temperature across the whole office, as well as the far lower noise emission than previous systems, have been welcomed by the team.

Seamless design

The flexible design of the AR60 has enabled a highly appealing aesthetic for WSP across a range of ceiling and exposed integrations, including above a metal ceiling system, within baffles, and in fully exposed areas. With valves, condensate pump, and controller inside the unit (and AR60’s inherent negation for ducts or grilles), the ceiling void has been vastly freed up. The result is a more open-feeling space – particularly important in a retrofit with a tight structural floor cadence.

The utilisation of Artus solutions is used as a showcase for clients seeking to achieve similar standards in their retrofits.
